Micah Peterson, with Acceptance Capital Mortgage in Artesia, California, shared this success story on the message board in late June:

“I ran an ‘Ugly Yellow Flyer’ campaign in my neighborhood on a main road two streets over from my house while I was walking to work. (I figured I was already walking down the street so I might as well put up some flyers.) It’s basically a piece of goldenrod paper with the little tear-off phone numbers at the bottom of the page like Public Notice Flyers, but instead of the Public Notice pictures and text I just used a black sharpie and hand-wrote ‘Lovely Homes For Sale, Some Thousands Below Market, Free Recorded Message.’ I put up 15 flyers.

“I have officially celebrated today with my clients who now own a $615,000 home in the city of their choice, within the best school district, so that both of their kids can get the best education possible, in an area that’s easy to access for both working parents so they can still spend as much quality time together as possible.

“I’ll receive the $15,000 check today!

“Simple strategies do work even in nice neighborhoods with big houses and higher prices.”

But wait – it gets better!

In late September Micah provided this update:

“Those 15 flyers brought me 13 hits and six messages on my toll-free number. In addition to the $15,000 commission, that client referred me to a first-time buyer looking for a $250,000 home in the local neighborhood and we’re actively looking for them. Plus, another client is awaiting short sale approval which will be a $7,950 commission.”

Micah’s cost for those 15 sheets of paper? Well, at Office Depot a ream of 500 sheets of yellow paper is about $10, or 2 cents per sheet. So, 30 cents for those 15 flyers, with a $15,000 check in hand, an additional $7,950 in the works, and more to come...
