What I Will Teach At This Weeks Strategic Forum

Good Morning,

For the past few weeks I have been preparing for the Strategic Forum Continuing Quest For Excellence Conference.

The question I keep asking myself is, if I only got paid for the results that my clients produced, what would I teach them?

It is a very powerful question because it causes me to remove all the fluff and parlor games that can slowly creep into a training program.

So, here is where I am at right now.

The name of my 90-minute talk is: What Really Works.

It is the culmination of 23 years of studying the most productive, most fulfilled agents and lenders, who are truly making a difference in the world.

Through painstaking editing and deleting, I have narrowed it down to ‘The Six Musts To Be Truly Excellent’.

1.    You must know to be passionate about the number of people you want to serve. This means you must clearly know your numbers.

Only for example:If you choose to make a $400,000 gross income and you earn $5,000 per client transaction, you must serve 80 people.  If you want to have $1,000,000 saved in cash in 10 years, in a tax-free municipal bond yielding 5% accumulated from commission earned, you must save $8,000 a month for 120 months.

That means, if you earn $400,000 a year, you must stick $96,000 of that into your TD Waterhouse Account, then pay your taxes of about $120,000, run your business on $60,000 and keep a $100,000 lifestyle for 10 years.

2.    Now that you know your numbers, you must have a structure in place to support the number. What is the business structure to do 80 transactions a year at an expense of $60,000 a year?

3.    What are the key strategies you must do to do 7 transactions a month if your average earnings are $8,000? What are your musts in the Before, During, and After units of your business?

4.    What must the culture be around you to create your numbers?

5.    What must you do daily to execute your plan based on your numbers?

6.    What habits must you now develop within yourself to achieve your numbers?

Those are the six ‘musts’ that I will be teaching at this weeks Strategic Leader Conference.

As you may or may not know, for the last 20 years I’ve been a lighting specialist, learning how to ask insightful, open-ended questions to help people clarify what’s important to them, learning the technical knowledge that is necessary for the most sophisticated projects, and locating and building networks of service providers.

Recently, I made a decision to change careers. And Joe, before I made that decision I thought, 'how would my skills best serve you? What industry could I enter that would serve you best?’

Since I’m so good at asking questions, understanding technical complexity and building networks of people, I chose the real estate business.

The real estate industry does not need another real estate agent, but what it does need is somebody who knows how to ask the right questions at the right time, a person who really understands how technology can help people reach their goals, and a person who can build a network of people to provide the service when it’s time for them to buy, sell or borrow.

How To FarmBlog

Good Morning,

I was thinking about you the other morning.

Here is what I was thinking.

What would be the best way to teach you how to farm a geographic area?

So instead of giving you my theory on how I would farm, I have decided to actually farm my hometown and show you how I do it.

As you guessed, I would use three technologies.

1. Typepad.com for my blog.
2. Google video and You Tube for my 'in the field' film work.
3. Hip cast to pod cast information to the people in my farm area.

So over time, I will be showing you "How I Farm".

Keep in my mind, I will not be listing and selling property, I will be building an audience of local loyal visitors.

I will keep you updated on my visitors stats.
